MOLD -

RADON -

Radon is an odorless, colorless, naturally occurring, radioactive gas that poses a cancer threat to anyone exposed to it. DRONES -

On a roof, the presence of snow/ice and water, excessive heights or pitch, and even the type of roofing material itself can prevent inspectors from getting up onto the roof for a detailed inspection. Certi-Spyed leverages drone technology to get the up-close, high resolution images of the entire roof structure. Weather permitting, the drone can gather those high resolution images from point blank range of even the hardest to reach places that just aren’t possible to get any other way. Certi-Spyed has made this part of our “standards of practice” on every home inspection.

THERMAL IMAGING -

Catching every single defect in a home just isn’t realistic. The home inspection is a non-invasive visual inspection of the observable systems and structure of the home. Often times, conditions lay hidden behind walls, ceilings, or floors and simply cannot be seen in a non-invasive inspection. Infra-Red technology, however, offers the inspector an enhanced ability to see existing temperature anomalies normally invisible to the naked eye. The thermal imaging cameras provide the inspector with images detailing the exact location of these temperature disparities. With the requisite training, this information may alert the inspector to potential areas of concern with regard to moisture problems, air leaks, insulation deficiencies, and even potential electrical issues. Frequently bringing to light issues that may be missed by inspectors not utilizing this technology. Certi-Spyed has made this part of our “standards of practice” on every home inspection.

RECALLCHECK -

Your new home will have several appliances and systems already present. Things like furnaces, A/C’s, ovens, dishwashers etc… If interested, Certi-Spyed will forward to RECALLCHEK the model numbers of all appliances found during your inspection for possible recalls that have been issued in the past. You will be notified of any existing recalls, and directed to the manufacturers website to obtain information on having the appliance corrected at no cost to you. RECALLCHEK will also continue to monitor these appliances, and provide you with email updates every month in perpetuity, or until you notify them otherwise.

Your inspection report will uncover a variety of issues, and your first thoughts will likely be “What’s that gonna cost?” The PORCH RER (repair estimate report) is there to help you get an estimate on those numbers in a timely fashion. The fee for PORCH RER is $80 and can be ordered with your home inspection or shortly thereafter. If you order PORCH RER, they will receive a copy of your home inspection and prepare their own report for you within 48 hours. They will itemize each issue and provide a detailed breakdown of the estimated costs to repair based on national statistics and geographic considerations. You can then use this report to assist with your overall decision making process, or even as a negotiation tool with the seller.
